Requirements for becoming an abstractor for Default Detect
We contract our work, only to those individuals and/or companies that have documented experience in the "art" of title abstracting.  We ask for references to support their documentation as well as a copy of their E&O coverage.

Our abstract department is trained to make the necessary decisions to ensure that our commitment to our client is met.  Our system has the ability to see which contractors are available to do a particular search in a particular county, what their fee is and what level of service they have committed to.  These factors, along with our personal experience with the abstractor determines who we assign the work to.

Time is of the essence, on each and every search, and we must be able to make contact with you at every moment of the day.  Because of our commitment to our clients, if they call about the status, we call you and we expect to be able to reach you.

Accuracy is a MUST!
An inaccurate report can result in a claim.  We make every effort to review the report you provide against the information provided by the client, but we expect it to be accurate.

Before we can use your service, you MUST submit a Contractor Information and Fee Sheet, with a "fixed" fee for each service you provide in a particular county.  We will NOT pay travel charges for any reason, unless we approve them before the search is complete and before you make the trip!  You can submit this data by using the link at the end of this page. 

One of the many things that set us apart from our competition is our commitment to service.  Offering 24/36 hour service is in all actuality, 8 business hours to get the search called in to the abstractor, get it back, written up, reviewed and off to the client.  Not much time! Our ability to count on your commitment not only ensures that the most reliable abstractors get the work but is crucial to our success.  See the service levels below.

Abstract Levels of Service
Level 1
Any report ordered by our client by 10:30am you WILL have back in our office the same day.  Reports ordered after 10:30am you WILL have back the NEXT business day.

Level 2
Any report ordered by our client, regardless of the time, you WILL have back the Next business day.

Level 3
Any report ordered by our client, regardless of the time, you WILL have back in 2 business days.

Level 4
You do this county, but getting the report back in a timely manner is not something you can commit to, but every effort will be made to have it back in no longer than 5 business days.

Your commitment is important and does impact the overall service to our client.  We have the ability to report on the "actual" service level of a particular contractor and hold them to their commitment.  This helps us evaluate their actual service level and maintain consistent service to our clients.

Search Requirements
Our system is unique in that we strive to find what the Client is trying to achieve in requesting a search.  Our idea is that if they request more than they need then they end up paying more than they need.  Our requests will follow the typical guidelines already being used in the industry but we expect each contractor to read the request that is being made to see if an additional item is being requested by the Client.

Here are a few examples of requirements:

Complete Deed Information
Complete accurate grantor and Grantee information, dated and recorded dates of the deed, book and page of the deed, consideration paid (if available), any LIFE INTERESTS, ESTATES or TRUST AGREEMENT information, basic legal description, a full copy of the deed (to be faxed or emailed and sometimes read over the phone). **Make sure that 100% of the title is transferred with this transaction and NOT a portion of the property or interest.

Complete Tax Information
County, Local, School, Municipal (when each is available), their current and past status (checking for delinquencies and Tax Sales), tax year, amount open/paid, date paid, date due, whether they are annual, biannual or quarterly, complete tax account number, whether the property shows a mobile home and if it is taxed as real property, current tax assessment and tax assessment value for both the land and improvements.

ANY Lien or Encumbrance…
For the duration of the type of search ordered, we need complete and accurate information that includes but is not limited to the following, out conveyances, land installment contracts, trust agreements, mortgages, deeds of trust, security deeds, assignments, partial releases, or lis pendens, We need the amount, the dated and recorded dates, book, page and instrument (if applicable) of the document, trustees (if applicable), maturity date (if applicable), secured party, how the document was signed and the legal description mentioned.

Judgments…
We need the EXACT spelling of the defendant and the plaintiff, the attorney's name, addresses and phone numbers (if available), dated and recorded date of the judgment, amount (including interest, penalty and fees), social security number of the debtor (if available) and any other pertinent information you feel as necessary.

It may seem like we expect a lot out of our abstractors and we do.  However, these are the simple requirements that ALL qualified title abstractors should use when reporting title.  We ask that you double check your work and if needed we can provide you with forms that assist you in making sure we get all the necessary information.

What else?
If you can record documents for us, please advise on the forms that you fill out.  We need the ability to send the documents to YOU, overnight, and have them recorded the next day without fail!  We also need the search updated before recording and our office contacted if anything appears.  We understand that your ability to record is limited when you do multiple counties, and this will in NO way affect us ordering a search/report with you.

We also require in some counties foreclosure data to be pulled.  If you can provide this service please include it in your pricing.
